You need tuckpointing when the mortar between your bricks is cracking, crumbling, receding, or missing in places, generally once it’s degraded enough that you can scratch it out with a fingernail or a key. Small hairline cracks can often wait a season or two, but mortar that’s soft, powdery, or visibly gone in sections should be addressed before winter, since freeze-thaw cycling turns a minor gap into a much bigger repair fast.
The Signs That Actually Matter
Homeowners often wait for something dramatic, a falling brick, a visible hole, before calling anyone. In reality, the mortar shows warning signs well before it gets to that point, and catching it early is what keeps the repair small.
Crumbling or powdery mortar. This is the clearest sign. If you can press a key, screwdriver, or your fingernail into a joint and it comes away with loose material, that mortar has lost its bond and isn’t doing its job anymore, holding the wall together and keeping water out.
Cracks running along the joints. A hairline crack in a single joint isn’t an emergency, but cracks that run continuously across multiple joints, especially in a stair-step pattern, are worth having looked at. That pattern often points to a moisture or settling issue behind the surface problem, not just aging mortar.
Gaps or recessed joints. Mortar that has visibly receded from the brick face, leaving a noticeable gap, has usually been eroding for years. At this stage, water is getting behind the wall regularly, not just occasionally during heavy rain.
Efflorescence. That white, chalky residue on brick surfaces is mineral salt left behind as water moves through masonry and evaporates. It’s not damage on its own, but it’s a reliable sign that moisture is actively passing through the wall, often through failing mortar joints, and it’s worth figuring out where that moisture is entering.
Interior signs. Damp patches, musty smells, or peeling paint on interior walls near an exterior brick wall can trace back to exterior mortar failure long before any exterior damage is obvious from the ground. This is especially common with chimneys, where deteriorating mortar at roof level goes unnoticed for years because nobody’s looking up there regularly.
Why Age Isn’t the Only Factor
A lot of people assume mortar failure is purely about how old the house is, and age matters, but it’s not the whole picture. Mortar life expectancy depends heavily on the original mix, the brick quality, sun and wind exposure on a given wall face, and how much freeze-thaw cycling that specific side of the house goes through. It’s common to see one wall of a house needing repointing decades before another wall on the same building, simply because of which direction it faces and how much moisture and temperature swing it’s exposed to.

The city’s freeze-thaw pattern, sometimes swinging well above and below zero multiple times in a single week during spring and fall, puts more stress on mortar joints than a more stable climate would. Mortar that might last 40-50 years in a milder region can show real wear in half that time here, particularly on north-facing or wind-exposed walls.
What Happens If You Wait Too Long
Repointing mortar joints is a relatively contained repair. Grind out the old material to the right depth, repack with the correct mortar type, tool it to match, done. But once water has been getting past failing mortar for long enough, it starts affecting the brick itself, not just the joints. Spalling (where the face of the brick cracks and pops off due to trapped moisture freezing) and structural brick replacement are both dramatically more expensive and harder to match visually than simple repointing. What would have been a straightforward mortar job becomes a brick-matching and structural problem instead.
This is really the core reason to address mortar issues early rather than waiting: tuckpointing is cheap insurance against a much larger repair a few years down the road.
Tuckpointing vs. Repointing: Quick Clarification
These terms get used interchangeably, but they’re technically different. Repointing is the structural repair, removing degraded mortar and replacing it to restore the joint’s function. Tuckpointing is a finishing technique, often applied after repointing, that uses a contrasting mortar line to create the appearance of very fine, precise joints. Most homeowners asking “do I need tuckpointing” actually mean repointing, the structural repair. True tuckpointing is more of an aesthetic upgrade, common on older or heritage brick where a crisp, uniform joint line matters for appearance.
When to Get Someone to Look at It
If you’re seeing more than one or two of the signs above, especially crumbling mortar you can scratch out by hand, gaps you can see daylight through, or interior moisture signs near a brick wall, it’s worth getting an actual assessment rather than guessing from the ground with binoculars.
