Chimney repair in Calgary typically costs $1,100 to $3,600 for repointing, crown and cap work or a partial top rebuild, and $7,000 to $8,800 for full restoration of a stucco-clad or natural stone chimney. What Drives Chimney Repair Cost in Calgary

Roof access and scaffolding. Most chimney work under about $4,000 in our recent jobs was done from the roof or ladders. The $8,800 natural stone restoration lists scaffolding as its first step; the scaffold, pressure washing and sealing are a large part of why that job costs several times a crown resurfacing at $1,600 to $2,200.

How much has to come off. Sealing and repointing leave the structure alone. Crown work removes and rebuilds the top surface. Partial rebuilds take blocks or bricks down and put them back. Each level roughly doubles the labour.

Material. Reusing existing bricks or stones lowers material cost but adds cleaning time. Natural stone chimneys take longer to reset than brick because each stone is fitted individually. Where the chimney’s problem is open mortar joints rather than loose units, it is priced as repointing work.

Water damage found on the day. A hose test ($1,100 job) can find water tracking under flashing rather than through mortar; that changes the repair from masonry to caulking and flashing work.

Cap type. A concrete crown or metal cover: the crown is resurfaced or re-poured; the cover is fabricated and installed. Both are in the $1,600 to $2,200 range on a standard chimney; where a job lands in that band depends more on how much brick and joint repair is bundled in than on the cap itself.

What Drives Fireplace Cost

Firebox versus surround. Firebrick and firebox work ($1,400 to $2,600) is about the fire chamber itself. Refacing ($3,600 and up) is about the visible surround. A fireplace that needs both is priced as two scopes.

Stone choice and coverage. The refacing above covered roughly 5 feet of width to the ceiling in natural stone veneer. Wider surrounds, dimensional stone or a raised hearth add material and time.

Framing and structural changes. Lowering a firebox flush with the floor or building out a base for a new surround is carpentry and concrete before any stone goes on; on the $6,700 job that was $900 of the total.

Mantel and appliances. Mantels are usually supplied by the homeowner and installed as part of the job. Flue liners, inserts and WETT inspections are separate trades.

Repair or Rebuild?

On the chimneys above, repair (repointing, crown, cap) ran $600 to $2,200 and restoration or partial rebuild ran $3,600 to $8,800. Repair is the right call when bricks or stones are sound, the chimney is plumb, and water is entering through joints or the top. Rebuild becomes the better spend when the top courses are loose or leaning, the crown has failed and let water into the core for several winters, or when previous repairs keep failing in the same place. If the chimney is being done as part of a wider exterior renovation, it is scoped with the walls so scaffolding is set up once. On the concrete-block chimney at $3,600, resetting the loose top blocks and pouring a new sloped crown addressed the failure point without a full rebuild.

Red Flags in a Chimney or Fireplace Quote

  • A price given without anyone going onto the roof
  • No mention of a crown slope, drip edge or how water will be shed
  • Repointing quoted with no mortar type specified (Type S or polymer-modified is standard in these jobs)
  • Firebox work quoted with ordinary brick instead of firebrick and refractory mortar
  • No written warranty
